How Property Management Works
At Rental Management Australia, we believe the greatest efficiency occurs when processes are kept simple. Simplifying and streamlining how property management is run prevents time wastage, confusion and frustration.
Part One: Selecting the Right Tenants
Getting the right tenant is key. We place great emphasis on our screening process to ensure the people who end up in your property will care for it as if it were their own. After screening rental applicants, your assigned property manager will work closely with you to draft a tenancy agreement covering all your stipulations. Once established, a rental bond is requested from the prospective tenant as a security measure.
Part Two: Maintaining Those Tenants
The contract has been signed and the tenant has moved in. The next step of property management is ongoing problem solving. Whether its payment enquiries, maintenance issues or simple queries, we work with tenants to help them care for the property and enjoy their tenure. Prolonged vacancy is a problem many property investors face, which is why we work proactively rather than reactively to make sure good tenants want to stay.
If vacancy does occur, we are able to help you determine why. From locksmiths to plumbers, we have established relationships with many trades companies to provide you with with high-value property maintenance and improvements. And when you're ready to enter the rental market once more, our tried-and-tested adverising methods will connect your property to the right people once again.
